Q: How can I get an application?

  • Applications can be obtained at our properties, Monday-Friday 8:00am to 4:30pm
  • You can send a self addresses stamped envelope to any of our properties and they will mail you an application.

 

 


Q: What Documents are needed in order to be placed on the waiting list?

  • Fully completed applications for all applicants 18 years of age or older.
  • Birth certificates for all family members.
  • I-94 immigration documents, if applicable
  • Social Security cards or certification of no Social Security assigned for all family members.
  • Drivers license or state issued picture ID for all applicants 18 years of age or older.
  • Proof of Income, DES award letters for Welfare assistance, Social Security award letters, six consecutive pay check stubs, current lease or rental agreement (all if Applicable)



Q: What are the qualifications to live on a Bliven Property Management Section 8 complex?

  • All applicants 18 years of age and older are subjected to credit, criminal, and landlord screening.
  • Meet the requirements in our Tenant Selection plan. Website contains a copy.
  • Applicants are approved or denied based on the Tenant Selection Plan. Obtain a copy for further guidance on our screening process.



Q: How long is the qualification process?

  • The qualification process is generally short, we receive your credit and criminal background screening within 48 hours.
  • Landlord screening takes a little longer because we fax or mail copies of our landlord verification to all your previous landlords within the last five years. We do our best to receive these back within a timely fashion, however these are beyond our control.



Q: How soon after applying will I know if I am qualified to live on the property?

  • We will not even start the qualification process until your application is within the top 5 on our waiting list.
  • Once you are within the top 5 applicants on the list we will begin your credit and criminal screening;
  • If your applications pass the credit and criminal screening process we immediately mail out landlord verifications.
  • The waiting list period on all properties varies; the usual waiting list time is between 3 months and 3 years. You are encouraged to ask the manager of the property the approximate waiting time. Also, all properties have the approximate time displayed.



Q: How many people per bedroom size?

  • 1 Bedroom= up to 3 persons
  • 2 bedroom= up to 5 persons
  • 3 bedroom= up to 7 persons



Q: How much will my rent be?

  • Tenants portion of rent is based on 30% of your income; because of this every tenant may have a different amount to pay. Rent is also adjusted due to deductions i.e. (child care, dependent allowance, disability allowance, etc.)
  • The property manager will be able to determine your rent once all income and deductions are calculated.



Q: Do you allow for emergency housing?

Bliven Property Management does not have any preference in housing, our applicants are placed on a waiting list on a first come/first served basis only.
